PRIMARY DESIGN & CONSTRUCTION PHASES

Phase 1-Schematic Design

  • Floor plans and site development is done in a conceptual presentation. Several options are explored and developed to a point at which exterior studies can be executed.
  • Client and Architect review and discuss drawings so changes may be implemented and client approvals are obtained.
  • This process is ongoing until there is agreement with the conceptual flow of the floor plans, and all zoning requirements are incorporated in the site planning.
  • The consulting General Contractor presents a preliminary budget.

Phase 2-Design Development

  • Exterior Elevation Studies are prepared, reviewed and refined.
  • The client will be presented with several material options which the architect will discuss the benefits and/or draw backs of each.
  • Floor Plans are revised to meet the exterior elevation requirements.
  • Upon clients approval of floor plans a soils report will be obtained.
  • Roof Plan is developed to complete the massing study.
  • Basic Colored Renderings will be prepared to illustrate exterior form and applied materials.
  • Based on the complexity and requirements of the project, several different presentation methods such as 3D perspective drawings and/or models may be prepared to illustrate in detail the proportions, qualities and feel of the design.
  • Artist 3D renderings and physical models can be produced as an option to the client.(architect will outsource this process)
  • The Architectural Submission package will be submitted to the local jurisdictional agencies in this phase or as required.
  • The consulting General Contractor presents a secondary preliminary budget.

Phase 3- Working Drawings

  • Site plan, plan views, elevations, sections, schedules and details are produced and completed.
  • A team of consultants will be coordinated to meet the specific requirements of the project. Typically the consultants engaged include structural, electrical and mechanical, and civil engineers. Other consultants may be required depending on the scope of the project.
  • A Specification Binder will be developed to include material call outs, blown up details and custom finishes.
  • Architect submits plans to Building Department for plan check approval. Final approvals by the local architectural/homeowners association will be obtained.
  • All necessary modifications required by Building Department will be made to plans.
  • Basic Colored Renderings will be prepared to illustrate exterior form and applied materials.
  • Architect receives final Building Department approvals.

Phase 4-Bidding/Negotian

  • Project is ready for submission to the building trade for construction bids. The Architect will prepare a package to submit to contractors (typically three).
  • Upon receipt of construction contracts, architect will review each contract to ensure all criteria are met. Architect will interpret the language of the contract along with clients’ legal council to determine the most appropriate fit and modify the contract as necessary.
